#Waikato tops farm sales

Waikato led a widespread lift in farm sales for the three months ended June 31 compared to the same quarter last year.


There were 29 more farm sales in the Waikato region during the quarter compared to last year, with 68 sales recorded by the Real Estate Institute.
Nationally, there were 68 or 16.7 per cent more farm sales for the quarter year on year, with 474 sales reported.Seven regions posted increases in sales.
Waikato’s lead was followed by Auckland with 26 more transactions than the June quarter last year, and Northland with an increase of 11 sales.
Four regions, led by Wellington, recorded decreases in sales volumes.The median selling price for Waikato dairy farms traded in the June quarter was $26,455 per hectare, compared to $47,794 in the comparable period last year.
The median selling price per hectare across all types of Waikato farms was $23,750 compared to $33,131.
The median selling price per hectare over all New Zealand farms sold was $19,716, compared to $17,565 for the June quarter last year.
REINZ rural market spokesman Brian Peacocke said enquiry for all types of farms was strong in all regions, but sales were being limited by  availability of properties.
In most regions farms that had been on the market for two to three years had been sold, he said.
In south Waikato there had been strong competition for dairy farms, Peacocke said.
The last five of the Carter Holt dairy farm cluster had been sold by tender with sharemilkers in place, with possession due about now.
The sales occured without Fonterra shareholdings, Peacocke said.Strong demand in Southland had seen dairy farm values increase.
The REINZ All Farm Price Index fell by 2.6 per cent in the June quarter compared to the three months to the end of May, and by 0.8 per cent compared to the June quarter 2012.
The index adjusts for differences in farm size, location and farming type.In the dairy farm market, the median sales price per hectare for the June quarter was $29,555 across the 66 properties sold, compared to $27,919 (47 farms) for the comparable quarter last year.
The median dairy farm price for the three months to the end of May this year when 90 farms sold was $34,850 compared to the three months to the end of June.
The median dairy farm size of the quarter was 132ha.Included in all dairy sales for the month of June were 17 farms at a median sale value of $19,631/ha.
The median dairy farm size was 169.5 ha and median production per hectare across all dairy farms sold in June was 729kgs milk solids.
